As a Real Estate Portfolio Manager, you will oversee a diverse portfolio of industrial real estate assets while managing multiple complex transactions simultaneously. Working independently or in partnership with brokers and cross-functional stakeholders, you will develop and execute real estate strategies that support business requirements, optimize transaction outcomes, and align the portfolio with BASF's operational, financial, and growth objectives. This role combines transaction management, portfolio administration, and strategic planning to maximize value across the Company's industrial real estate portfolio.

  • Managing a portion of the Company's real estate transactions with a focus on industrial properties, including acquisitions, relocations, dispositions, consolidations, build-to-suits, renewals, rights-of-way, and easements, while overseeing multiple complex transactions at the same time.
  • Optimizing the current portfolio by securing flexibility, efficiency, and cost savings, as well as driving excess real estate cost out of the P&L as identified.
  • Administering the Company's real estate portfolio and supporting information requests from internal business units, while proactively addressing critical dates throughout the lifecycle of leased properties, including rate increases, early termination rights, renewals, tenant improvement allowances, and changing market conditions.
  • Developing building specifications and standards to fit operational requirements, in addition to obtaining real estate market surveys and reviews to establish acquisition and disposition baselines.
  • Negotiating transaction terms to meet business needs and optimize outcomes, including letters of intent, leases, lease amendments, and other relevant legal documents in partnership with Legal to ensure economic and operating terms are aligned with the Company's requirements and strategy, as well as supporting negotiations for incentives and tax abatements with local, county, and state municipalities.
  • Leading the Real Estate workstream for various M&A projects while collaborating with Legal, Ecology, Health and Safety, Security, and other stakeholders on agreements to support successful transaction execution and portfolio initiatives.

If you...

 

  • Hold a Bachelor's degree in Business Management, Real Estate, Engineering, or a related field; an MBA is preferred.
  • Have 7+ years of experience in industrial real estate, including manufacturing and warehouse sales, purchases, and leasing, along with strong financial acumen and fundamental knowledge of accounting principles and financial statements.
  • Possess strong broker relationships and excellent negotiation skills, with the ability to establish, maintain, and effectively manage relationships with professionals at all levels, both internally and externally.
  • Demonstrate strong working knowledge of Microsoft Office, as well as excellent written and verbal communication skills.
  • Show the ability to function autonomously by exercising independent judgment and discretion, while demonstrating strong business judgment, integrity, ethics, and strategic thinking in ambiguous or unfamiliar situations.
  • Have strong attention to detail and the ability to effectively manage multiple priorities simultaneously while consistently delivering high-quality results.
